The checklists below have been developed to assist landlords in keeping track and executing necessary tasks in order to maintain and preserve the life of their rental property. Many things in a house wear out and need replacing, cleaning or fixing. These checklists will make it simple to keep up with maintenance schedules on one or multiple rental properties.

Monthly Checklist

  • Clean furnace filter 
  • Check water softener and refill with salt
  • Clean shower heads and faucet aerators 
  • Unclog any build up in drains and plumbing traps 
  • Test safety and security features (smoke alarms, carbon monoxide detectors, fire extinguishers, cameras, locks, etc.)
  • Flush out water heater to remove sediment build up
  • Vacuum vents and registers
  • Inspect & unclog dishwasher filters

Some tasks should be completed on a seasonal basis and they are covered in the following 4 seasonal checklists:


  • Rake leaves
  • Have heating system inspected professionally 
  • Caulk cracks and gaps around any openings, strip and reseal where needed
  • Inspect windows 
  • Inspect roof for missing or damaged shingles
  • Wash outside of house 
  • Drain and winterize exterior plumbing
  • Replace batteries in smoke and carbon monoxide detectors
  • Clean gutters
  • Clean carpets
  • Clean window and door screens
  • Vacuum dryer vent


  • Cover air conditioning unit
  • Check basement for leaks 
  • Vacuum bathroom exhaust fans
  • Vacuum refrigerator and freezer coils and empty and clean drip trays
  • Inspect roof again 
  • Prepare salt bin for ice


  • Change A/C filter
  • Inspect roof again
  • Clean window and door screens  
  • Dust light fixtures 
  • Refinish deck 
  • Wash outside of home
  • Replace batteries in safety equipment 
  • Have professional inspect sump pump 
  • Inspect and seal sink, shower and bath with silicone where needed 
  • Vacuum lint from dryer vent 
  • Seal weather stripping, doors and windows with silicone where needed 
  • Turn on outdoor water supply 
  • Drain /flush water heater 
  • Service A/C unit
  • Fertilize lawn


  • Lube garage door opener
  • Remove lint from dryer hose and vents 
  • Clean kitchen exhaust fan filter
  • Clean refrigerator and freezer coils and empty/clean drip trays 
  • Check dishwasher, kitchen sink, bathroom etc for leaks 
  • Seal tile grout
  • Prune trees and shrubs
